❋ Residential Home Buyers Inspection
Buying a home is one of the largest investments you’ll ever make, and a professional home inspection helps you move forward with confidence. Our residential buyer’s inspection is a careful and methodical evaluation of the home’s major systems and accessible components, including the roof, structure, exterior, electrical, plumbing, heating and cooling systems, insulation, ventilation, and interior elements. We focus on identifying safety concerns, material defects, and conditions that may require repair or further evaluation. After the inspection, you’ll receive a clear, easy-to-understand digital report with photos and detailed explanations so you can make informed decisions during your home purchase.
Preparing to sell your home can be a complex process. A pre-listing inspection covers the same building components as the buyer’s inspection but it exists to give the seller a thorough understanding of their home’s condition before they list it on the market. By understanding the property’s condition in advance, sellers can address concerns proactively, reduce the likelihood of unexpected issues during negotiations, and present their home with greater transparency. After the inspection, you will receive a clear, easy to understand digital report with photos and detailed explanations to help you make informed decisions before listing your home for sale.
❋ Pre-Listing (Seller’s) Inspection
Most newly constructed homes include a one-year builder warranty — but many homeowners don’t realize problems can develop during that first year as the home settles and systems go through seasonal changes. An 11-month warranty inspection is performed before your builder’s warranty expires, allowing you to document defects or concerns while repairs may still be covered. We evaluate visible and accessible components such as roofing, foundation, exterior finishes, plumbing, electrical, HVAC systems, and interior conditions to help ensure issues are identified before you become financially responsible for them.
❋ 11-Month Warranty Inspection
Radon is a naturally occurring radioactive gas that cannot be seen or smelled. According to the US EPA and CDC radon is the second leading cause of lung cancer in the United States and the leading cause among non-smokers. Wayne, Ashland, Holmes, Tuscarawas, Stark, and Summit counties are all in the OH EPA Zone 1 (highest potential) for radon risk. The only way to know a home’s radon level is through testing. We perform professional radon testing using calibrated electronic monitoring equipment that continuously measures radon levels during the testing period. Results are delivered in a clear report explaining whether levels fall within EPA recommended guidelines and whether mitigation should be considered. Testing provides valuable information for both buyers and homeowners concerned about indoor air quality and long-term health.
❋ Radon Testing
Excess moisture inside a home can lead to mold growth, which may impact building materials and indoor air quality. Our mold inspection focuses on identifying conditions conducive to mold growth, visible microbial growth, and areas of elevated moisture. Surface sampling will be performed on instances of visible microbial growth and air testing may be performed at client’s request to help determine the presence and concentration of mold spores in the air. The goal is to identify moisture sources, document findings, and provide guidance for the next steps when necessary.

❋ Wood Destroying Insect (WDI) Inspection
Wood destroying insects — including termites, carpenter ants, carpenter bees, and powderpost beetles — can cause significant structural damage if left undetected. A Wood Destroying Insect inspection involves a careful visual examination of accessible areas of the home for signs of active infestation or past damage, such as mud tubes, frass, exit holes, or weakened wood members. This inspection is commonly requested during real estate transactions and may be required by lenders. You’ll receive a completed and signed NPMA-33 form of the inspector’s findings along with recommendations for treatment or further evaluation if evidence of insects is observed.
